Description

Administer the day-to-day affairs of assigned portfolio of residential real estate assets for a Santa Monica-based family office; act as liaison between tenants and ownership.

  • Manage the day-to-day operations of assigned portfolio of real estate assets;
  • Act as tenants’ primary point of contact on behalf of Landlord;
  • Solicit service and repair proposals; coordinate and supervise the repairs and maintenance requirements of each asset;
  • Support the Director of Property/Asset Manager and outside leasing team in leasing activity;
  • Support the Director of Design/Construction in tenant improvement and other capital construction projects;
  • Support the CEO and Principals with acquisitions and refinancing;
  • Abstract new lease documents;
  • Supervise and coordinate tenant move-ins and move-outs;
  • Manage tenant and vendor insurance compliance program;
  • Manage accounts payable and ensure bills are processed by accounting timely and appropriately;
  • Manage accounts receivable functions and oversee collections process;
  • Prepare monthly budget variance reports;
  • Prepare monthly property inspection reports;
  • Prepare monthly janitorial vacancy credit reports;
  • Prepare annual reconciliation of operating expenses and annual estimates of operating expenses for each asset;
  • Assist the Director of Property/Asset Manager in the preparation of the annual operating and capital budgets for each asset; and
  • Perform other tasks as delegated by the Managing Manager.

QUALIFICATIONS:

 

MINIMUM EDUCATION:

College degree and California real estate license preferred;

MINIMUM EXPERIENCE AND SKILLS:

  • Two to three + years’ experience in property management in a commercial real estate environment;
  • RPA® or CPM® designee preferred, or candidate interested in pursuing certification;
  • Previous pro-forma budgeting, and property reporting experience required;
  • Ability to travel between properties as needed and be on-call for after-hours emergencies;
  • Outstanding work ethic, detail-orientated, superior oral and written communication skills;
  • Proficiency in Microsoft (Word, Excel, Outlook, etc.) and real estate accounting software applications (AppFolio, etc.);
  • Willingness to take initiative and complete projects independently, in a timely fashion, and without excessive oversight.
